You Never Get a Second Chance to Make a First Impression...
When buyers
view your home it is very important that they are impressed... The first impression is made when they first drive up, so make
sure to pay attention to your homes curb appeal: Fix the Landscaping, Remove Debris, Remove Decorations that May Not Appeal
to Everyone... Entering the home is just as important, make sure that the home is clean and free of clutter (this includes
the closets): Begin Packing and Store Boxes in the Garage, Move Furniture to Make Rooms Seem Bigger, Clear off Counters, Pack
and Store Personal Items (family photos, trophies, etc.)... Odor can be very distracting, make sure that you leave fans on,
burn candles, spray air freshener, open windows, or bake cookies before showing the home... Leave blinds open to
lighten up rooms but close blinds that have unappealing views... Doors that are hard to open should be left ajar a little
so buyers don't struggle with them... Leave pets somewhere where they will be out of the way but won't interfere with the
buyers ability to see important parts of the home, if possible take them to a friends house when you know someone will be
looking at your home... Replace lightbulbs that are burned out, make any minor fixes, turn off any appliances that make noise,
touch up paint, clean baseboards and areas generally forgotten during regular cleanings...

Repairs can Mean a Major Increase in Selling Price...
Although
not always feasible, there are instances where major repairs may need to be done to get top dollar for your home...
If you know the carpet will need to be replaced it may be a good idea to do it before showing your home... Damage to walls,
landscaping, doors, ceilings, cabinets, etc. can drastically decrease the value of your home (most home buyers don't want
to bother with repairs when moving into their new home)... Even basic landscaping can make a huge difference and can be relatively
inexpensive, so if your backyard consists of dirt you might consider sprucing it up a bit... Neutral colors (tan, white,
cream) are important for carpeting and paint - it may be a good idea replace your light blue carpet or paint your bright pink
room before showing your home...
